I was just having a look at this weeks wordtracker ("What are people searching for on the Web?") keywords and I saw that number 1 on the list of Top 200 long term keywords, is MySpace and it was search 217,826 times. It got me thinking that maybe I should change my site name to MySpace on JMRPub.com. It would certainly move my site up in Google’s page rank. Last time I checked my pagerank was not really very high. I am still getting a steady stream of visitors though, last count was 500 unique visitors for the month of May.

I was learning how trackback works today and found this awesome article which explains it very easily. The reason why I wanted to trackback, is that a friend of mine over at his Streetcrew blog mentioned a really cool site which allows you to download videos from YouTube or other popular flash based video sites. You can save these videos on your hard drive for later offline viewing or even email then to your friends and family. If you would like to check out the article here is the link.

Mad Monday Birthdays

Gotta love the tax man

Well it is that time of year when I have to say I like the tax man. I got a pretty nice cheque from SARS (South African Revenue Services, not the SARS you are thinking about :-) ) yesterday which will make a nice dent in my house repayments.

I got my first payment from Bloggerwave on yesterday as well so it has been a pretty profitable weekend for me  this weekend. Now I just need to organise a steady stream of income so this blog doesn’t make a dent in my pocket :-)
My domain expires in 8 months so that should give me enough time to get a good stream going.

I am also working on a new project with a couple of friends. We have dubbed it Operation 465 so look out for that coming soon as well.

Well I guess thats it for today, oh almost forgot there is a new blogger in town so if you want to read something good hop on over to Streetcrew.net (The streetcrew blog)

Investing in real estate

With all the stories of people making tremendous amounts of money in real estate it’s no wonder why so many are looking at real estate as an investment vehicle. It offers more security than the stock market, provides great potential returns, offers tax benefits and let’s not forget; it sounds cool to be ‘in real estate’. Everybody can buy and sell stocks from their phone or computer these days. But real estate, now that’s something else.

One of the challenges that many are faced with is putting up the money to acquire a piece of property. Although in reality this is usually not the biggest obstacle. You might say “Hey, what do you mean, not an obstacle. I would love to invest in real estate, but I just can’t afford to!” The point is that hardly anyone who buys a piece of real estate has enough money in their account to pay for it. That’s where your banker comes in. Let’s face it. Do you know anyone that owns their own home? I mean truly own it? Probably not. Sure, you know a lot of people that have a house to their name, but wait until they get behind on their monthly mortgage payments and you will soon find out who really owns their house. That’s right, the bank. So if these people can use the bank’s money to buy a house, why can’t you?

Now ‘owning’ your own home may sound like a somewhat obvious way to get started in real estate, but it is also a very good way to do so. You might say “Duh…” But apparently this little step is overlooked by a lot of people. Just take a look at how many people are still renting a property instead of buying one. Now of course the relation between rent and housing prices varies from country to country and even from area to area. But wherever you go you will still find people renting, because in their mind “they don’t have enough money to buy a house.” In reality it would be much cheaper for them to buy!

When you rent, you are pretty much flushing your money down the toilet. Of course you are getting the pleasure of living, but the point is you’re not building anything long term. Every dollar you spend on rent is a dollar you will never see again. Whereas if you own your own home, instead of paying rent you would be paying for your mortgage. Even though there is a lot of variety in mortgages these days, the basics of practically all mortgages are more or less the same. Every month you make a payment which consists of two parts: interest and principle. The interest part can be compared to rent. Those dollars are gone with the wind and you will never hear from them again. However, the part of the payment that goes to the principle is money you keep. Every dollar that is used to pay off the principal is a dollar you put in your own pocket.

So if you’re thinking about getting started in real estate and you don’t ‘own’ your own house yet… Change it, and get some experience. It’s a great first step towards building your capital and in many cases, it just makes more sense financially. It can also supply a range of opportunities for accelerating the process of building your net worth. When real estate prices go up, so does the value of your property. Whereas the money you owe the bank, your mortgage, remains the same. In other words this helps you build your net worth. Compare this to people that are paying rent… Their net worth does nothing. However their landlord’s net worth is doing very nicely in this scenario and he or she will probably love you for it. So if you get a warm fuzzy feeling about making somebody else rich at your own expense… Keep renting. If you would rather build your own capital instead… Buy your own house!

Many home owners have accumulated more money through appreciation of their property than by working a full time job for many years. Now before you go out and buy the first property you lay eyes on, don’t forget that some security measures are in order here. As you may or may not know, real estate prices do not always go up, and certainly not in a straight line. Yep, this can be shocker to some people, as well as an ugly reminder for those who overlooked this minor detail in the past. If for some reason you would have to sell your home in a down market, it can be a costly adventure. You wouldn’t be the first to end up with a house worth considerably less than the mortgage resting on it. So make sure to keep some slack. In the long run real estate prices have always been on the rise, but in any cycle there are down periods. By keeping some slack and being patient you will be able to sit through these times and profit from the long term up-trend.

Wacky Wednesday

Foreign Currency

I very rarely talk about work on my blog. There is a reason for that, its because my job is boring. I am a database administrator and I am sure nobody wants to here about my meetings or bulk update requests. I used to love my job but it very quickly became a functional thing. My job simply serves to keep me Just Over Broke, I get my paycheque every month and that’s that, the next pay cycle starts.

I have just spent a good few hours talking to a friend about internet marketing. I have had an interest in marketing for a long while and internet marketing is a beast on its own. One of my projects at the moment is an eBook on how to open an American bank account as a foreign citizen. I have opened one and have a bit of US dollars sitting in my account in the US. It is a big step for a South African because it opens a lot of doors on the internet. South African credit cards are denied by many online merchants simply because of some law here, but with an American debit card I can go shopping at any store pretty much. The eBook is coming along nicely, and the reason I wanted to mention it in today’s post is because I want to do a pre-release of sorts. Holding life in your hands

In Genesis 2:19-20, God bought all the creatures that He had created to Adam and placed Adam in control of each one. He showed this control by naming each one.

I took one of my dogs to the vet yesterday and the damage done by the arthritis was too bad for her to have any real pain free quality of life. We have had her for about 10 or 11 years if I remember correctly which would make her really old.
The reason why I started this post using a reference to Genesis in the Bible is because I was in a situation yesterday which I believe is the acting out of that control which God put over man. I was offered the decision to treat the wound on my dog which was caused by the other dog and let her continue out living on pain killers for the rest of her life, or to euthanize. Even on pain killers she would not be able to walk properly or run in the garden, she spent most of her time just lying down, laying next to her bowl while eating and simply putting on weight due to lack of exercise. Every now and then she would jump up at you but it was more like a bounce than a real jump, those days were gone. At that moment, I held her life in my hands, and I made the decision to take her pain away.

ShebaThis weekend has been a rather surprisingly depressing weekend for me I have skipped a couple of days posts and even skipped some private work I have to do, but through all my thinking, even while unsuccessfully trying to get some sleep last night, I think the decision was the best for my dog. She has been a friend for a long time, my mom didn’t particularly like her (called her snooty with a high and mighty attitude), but I thought that she was just a proud dog and I liked that about her.

I will not describe the process of “putting a pet to sleep”, you are welcome to search on Google if you are interested in all the details. If you simply want to know what is involved in taking a pet to the vet for this, then I would recommend this article before making the appointment so you are prepared for the options that the vet will give you. If I can make one reference to the process, talk to your vet about your pets eyes during this process. The eyes freaked me out a bit.

I don’t think the Bible mentions anything about the spirituality of your pets, they definitely cannot make a conscious decision between right or wrong, they can however tell whether they have done something to hurt you and do feel sorrow for doing that thing. They don’t fall under the category of having a sin nature brought about by Adam’s sin, but I do feel that they have a soul, they can think and process information to solve problems in their life.

Well I am aiming to be back to my normal self tomorrow, I am pretty tired now and feel that I will sleep. I spent some time with some friends after church today, which helped a bit with the sadness. That’s it for this weekend.

Blog changes

Well the weekend is nigh and I think I will have to organise an upgrade on my Wordpress site. My version is a little behind. It is gonna take a little bit of work but should be finished by Saturday afternoon. I will try get Photohunters done by Friday night and if my site goes down for a couple of hours on Saturday you guys will know why :-)

I have also spent a few hours getting a link cloaker installed on my site. I will write an article on how it works during the weekend so anyone who wants to set it up can simply follow my instructions. It took me 3 Hours to setup but if you have proper instruction it should take you about 10 minutes :-)
What it does is cloak your links until the visitor has actually clicked on the link. So as an example I could send you to http://www.streetcrew.co.za but I would rather send you to http://www.jmrpub.com/recommends/streetcrew.

There are a few things you could actually do with this, one is stopping people replacing your affiliate details with their own and you could also use this in your campaigns to track the clicks for that link.
